Booking Terms & House Rules

These terms apply to every stay at The Old Schoolhouse, Kinross, whether you book direct through this website or through Airbnb, Booking.com, VRBO or another platform. By booking you agree to them on behalf of everyone in your party.

Your booking

  1. Book for everyone staying. You must book for the exact number of guests sleeping at the property. This is a condition of our short-term let licence and of fire safety rules. The house sleeps a maximum of four. If more people stay than you have booked, we may cancel your stay immediately and no refund will be due. It is your responsibility to tell us about any change to your party before arrival.
  2. Payment. The price, deposit and cancellation terms for your dates are shown when you book and repeated in your confirmation email. A cleaning fee is included in the price shown at checkout.
  3. Cancellation. The cancellation policy that applies to your booking is the one shown at the time of booking and in your confirmation. If you need to change dates, get in touch and we will do what we can.
  4. Short-term let licence. The property is licensed by Perth and Kinross Council, licence number PK12443F.

Arrival and departure

  • Check-in is from 3pm, by self check-in with a key safe. We will send the code before you arrive.
  • Check-out is by 11am. Please put the keys back in the key safe when you leave.
  • Earlier arrival or later departure may be possible on request. Ask us in advance.

House rules

  • No parties, events or gatherings. The Old Schoolhouse is in a quiet residential area and we ask you to respect our neighbours. The property is for the sole use of the people on the booking.
  • No smoking or vaping anywhere inside the property.
  • Dogs are welcome. Well-behaved dogs may stay, but please keep them out of the bedrooms and off the furniture. If you would like to bring more than one dog, contact us before booking.
  • Leaving the house. Please take all your belongings with you, including any food you brought in the fridge and cupboards, and wash any crockery and cutlery you have used before you check out.
  • Damage. Please tell us about any accidental damage or breakages. We may charge for repair or replacement beyond normal wear and tear, and for any extra cleaning needed.
  • Parking. Two private spaces are provided at the rear of the property. Please use them rather than parking on the street.

Our responsibilities

We will provide the property as described, clean and ready for your arrival. If something goes wrong during your stay, tell us straight away and we will put it right as quickly as we can. We are not responsible for loss or damage to your belongings or vehicle while at the property, except where caused by our negligence.
